February - Relaunch of One Hans Crescent
On Thursday the 4th February, the Directors of Number One Hans Crescent and Harrods Estates held an exclusive relaunch of Number One Hans Crescent. Top interior designer Michael Reeves Associates Limited and Morpheus Developments Ltd have done an amazing job in recreating and upgrading the internal common parts of the building and this was an opportunity to celebrate the completion of the works. Berkley Homes the original developers were also in attendance due to the fact that they contributed towards the project. The evening was a tremendous success.
The original launch of Number One Hans Crescent made record-breaking history when the 31 apartments all sold within 90 minutes in 2002. Harrods Estates highlighted that the phenomenal sales rate was equivalent to the trading of shares in a highly coveted company and the rapid rate and values achieved reflected the lack of supply of available new properties in Knightsbridge as well as the overwhelming demand for homes in the district; which is still prevalent today. All of the purchasers had been on a waiting list for the apartments and many employed ‘temp staff’ to queue outside the marketing suite, situated on Brompton Road, four days in advance of the launch.
Number One Hans Crescent is the conversion of the former Hans Crescent Hotel into luxury one, two and three bedroom apartments, including penthouses and duplexes, situated on Hans Crescent adjacent to the Harrods Department Store. The Hans Crescent Hotel had a glamorous history and in its heyday was one of the finest hotels in London boasting guests such as Mae West, Alexander Korda and Rex Harrison. The hotel was built in 1903 and is an elegant Edwardian brick building with stone gabled facade, bay windows, balconies and dormer windows.

April - Harrods Estates return from a successful Middle East visit.
International clients make up the vast majority of Harrods Estates business. Year on year, the team have found that visiting clients in their own countries is a strategy that really pays off. In April, a team of our senior directors visited Dubai, Abu Dhabi, Doha and Kuwait, visiting many of our highly valued clients and building new relationships.
The team also visited Abu Dhabi Cityscape forging strong relationships with international developers.
In Kuwait, the team, including Lady Raine Spencer, held a press briefing for the top publications in the region, highlighting how strong the Harrods Estates Middle East client base is.
Harrods Estates, later in the year, plan to visit Russia, Kazakhstan, Belarus and India.
April - HARRODS ESTATES CELEBRATES STRONGEST FINAL QUARTER ON RECORD
The leading luxury real estate agency sees unprecedented interest from Middle Eastern buyers
Harrods Estates is pleased to report that the final quarter of 2008 was the most successful final quarter in the company’s history, proving that there is still strong interest in London’s prime property market.
Shirley Humphrey, Sales and Marketing Director of Harrods Estates, believes that a large part of Harrods Estates’ ongoing sales success can be attributed to the company’s strong international client base and current economic factors.
“As the majority of our clients come from the Middle East, Kazakhstan, India and Southern European countries, we have been less affected by the reduced interest of British buyers.
“The majority of Harrods Estates clients are cash rich and with stock exchange losses, the weakened sterling and low interest rates – they are looking for somewhere more solid to put their money. “ concludes Ms Shirley Humphrey.
Harrods Estates has seen a steep increase in the number of Middle Eastern buyers in traditionally- favoured areas in London, such as Knightsbridge and Mayfair, contributing significantly to Harrods Estates overall annual sales of 2008.
The company remains optimistic that super prime property in Central London will remain in high demand and will continue to achieve growth as there is rarely an oversupply of property at the £5 million-plus level.”
February - KAZAKH BUYERS UP ON PRIME CENTRAL LONDON MARKET
Harrods Estates, the luxury real estate division of the Harrods Group has reported significant increase in the number of Kazakh buyers of prime central London property during 2008.
Following the well-documented influx of cash-rich international buyers onto the London real-estate market, it was Kazakh buyers who dominated Harrods Estates’ sales during 2008, having been previously absent from the company’s sales figures in 2007. Kazakh buyers who now account for the highest proportion of Harrods Estates total business.
Growth in Kazakhstan’s economy over the past decade is the main contributory to the sharp increase in the number of Kazakhs investing in ‘statement’ London real-estate, however stock-exchange losses, the weakened sterling and low interest rates are also key factors in the move towards property investment from cash-rich overseas buyers as bricks and mortar offers a more secure investment.
Shirley Humphrey, Sales and Marketing Director of Harrods Estates comments:
“As a company, we have spent many years building strong contacts and relationships in both Russia and Kazakhstan and will further foster these relationships when our senior sales negotiators travel to the country later this year to personally meet with existing and prospective clients.
“In addition, we are fortunate enough to call on the expertise and local knowledge of our colleague Leila Dyominova who runs Harrods Estates Russian desk and is of Kazakhstani origin, as well as the insight we gain from our regular trips to Kazakhstan during which we meet with private clients and attend a number of high profile networking events.”
According to Harrods Estates, Kazakh buyers typically look for sizable properties, usually houses or very stately apartments with unique features in prime central London locations including Knightsbridge, Mayfair, Belgravia and Chelsea. Other features such as 24 hour concierge and state-of-the-art security systems are popular as well as staff accommodation.
January - HARRODS ESTATES SHRUGS OFF THE GLOOM
With the vast majority of its business coming from International clients primarily from Russian, Indian and Middle Eastern clients, Harrods Estates the luxury real estate division of the Harrods Group, is benefiting from its International focus. The London real estate market is increasingly reliant on overseas buyers, both owner occupiers and investors alike. Whilst the number of UK purchasers has dropped, International buyers has increased.
Harrods Estates has experienced a recent influx of international high net worth cash-rich buyers who are interested in statement London property to add to their portfolios.
Shirley Humphrey believes that part of Harrods Estates recent sales success is due to the company’s long-standing overseas strategy:
“We have invested a great deal in building long-term relationships with our overseas clients, which is paying off in this difficult market. Harrods Estates’ small team of agents regularly travel to the Middle East, Russia and India to conduct one-on-one client meetings, attend overseas exhibitions and we also network closely with expatriate organisations in the UK. As a result, we have created a positive profile for our business and a loyal network of clients in key territories who continue to invest in prime London property.”
November - GLOBAL FOCUS MEANS POSITIVE OUTLOOK FOR LUXURY LONDON AGENT
As 2008 draws to a close, Harrods Estates, the luxury real estate division of the Harrods Group, has reported a large increase in its international client base since 2007 . Harrods Estates has experienced increased interest in prime London property in the £5-£10million+ bracket from its international client base, composed predominantly of clients from the Middle East, India and Russia.
Harrods Estates has fostered a strong international client base through regular overseas visits to conduct one-on-one client meetings, attendance at high profile exhibitions and working closely with expatriate organisations in the UK. The company’s international focus is paying off particularly now as overseas investors and owner occupiers alike are increasingly looking for sound investments in the London property in the current market.
Shirley Humphrey believes that a large part of Harrods Estates recent sales success can be attributed to the company’s long-standing overseas strategy:
“We have invested a great deal in creating a positive profile for our business and building loyal and long term relationships with our overseas clients. In the current market, this client base is increasingly important as UK buyers have diminished over the past six months.
“It is reassuring that in the current market we have a client base of international investors, owner occupiers and tenants who are cash rich and less affected by the credit crunch and continue to look for luxury London property either for an investment portfolio or statement home.“
As well as maintaining significant sales on multi-million pound properties, Harrods Estates is also celebrating the following successes in 2008:
